Process & Standards
How assessments, estimates and the work itself are handled, and which safety standards and local rules apply to gates in York.
Four Steps, Every Job
Konner Larson manages day-to-day operations and works directly with customers to schedule service calls and go over what each job needs. The steps are the same for a small repair and a new automatic gate; only their length changes.
-
Assessment
We look at the gate, the posts and hinges or slide hardware, the ground and drainage, the opener and its power, and the safety devices. We ask what the gate has been doing and how you use it. For a new gate we measure the opening, check the slope and look for where power can come from.
-
Estimate
You get a plain explanation of what we found, what the job needs, and the price, before any work starts. If repair and replacement are close, you get both. Pricing is kept straightforward: no unnecessary steps added to the job.
-
Installation or repair
Utility lines are marked through PA One Call before any digging. Posts are set plumb and deep enough for frost; gates are hung, leveled and set against their stops; openers are mounted and wired, and safety sensors placed where the gate could trap someone. We aim to get it right the first time, without delays that are not needed.
-
Final walkthrough and warranty papers
We run the gate with you: remotes, keypad, the safety reverse and the manual release. You get the manuals and the manufacturer's warranty papers that come with the opener and parts, and we answer whatever questions are left.
Standards That Apply to Gates
Automatic gates move heavy weight with real force, so they are covered by national safety standards as well as local rules. These are the ones that matter for gates in York:
| Standard | Applies to | What it covers |
|---|---|---|
| UL 325 Standard for door, drapery, gate, louver and window operators | Every automatic gate opener, listed by usage class: I homes, II public places, III industrial, IV guarded sites | Entrapment protection: at least two independent means, with external photo eyes and contact edges monitored on every cycle; hold-to-run operation if a sensor is missing or faulty; an audible alert |
| ASTM F2200 Standard specification for automated vehicular gate construction | The gate itself, when it is a vehicle gate that is or will be automated | Gate construction: openings guarded so a 2¼-inch ball cannot pass through within 72 inches of the ground where a slide gate travels, small gaps at posts, covered rollers, smooth bottom edges, positive stops, and a gate that cannot fall if it comes off its hardware |
| Local permits City of York and the boroughs and townships of York County | Fences and gates, and the wiring for gate openers | Zoning rules on height, setbacks and sight lines at drives and corners; building and electrical permits under the Pennsylvania Uniform Construction Code; HOA approval is separate |
Permit rules differ from one municipality to the next in York County, so we check what yours asks for when we go over the job.
Our Quality Checklist Before We Leave a Job
- The gate moves smoothly through its full travel by hand, without dragging or binding.
- Hinges, bolts, brackets and stops are tight; double gates meet in line.
- The latch or lock catches cleanly without lifting or pushing the gate.
- On automatic gates: open and close limits set, force set no higher than needed.
- Photo eyes aligned and tested; contact edges tested; the gate reverses when it meets an obstruction.
- Remotes, keypad and any intercom or phone control tested from where they will be used.
- The manual release shown to you and left set correctly.
- Packaging, offcuts and old parts cleared away; the drive left as we found it.

Process Questions
How long does an estimate take?
For a repair, we can often tell you the cause and the price at the visit, once we have seen the gate move. A new installation takes a little longer to price, because we measure the opening, check the slope, the ground and the power, and may need to confirm materials. Either way you have the price before any work starts.
Are your technicians certified?
We do not list certifications on this website. What we can tell you is how the work is done: Konner learned the trade hands-on at Craley Gate Services, from routine repairs to full installations, and automatic gates are set up and tested against the UL 325 and ASTM F2200 requirements described on this page. If your project needs a particular credential, for example for a commercial bid, ask us directly and we will answer plainly.
Do I need to be home for the work?
For the first visit, it helps: we want to hear how you use the gate and what it has been doing. For the work itself, not always, as long as we can reach the gate and the power. For an automatic gate, someone should be there at the end for the walkthrough, so you know how everything works before we leave.
