Commercial & Property Management

Gates and access control for businesses, HOAs and property managers in York and the surrounding area, from a single secure entry point to scheduled maintenance across several sites.

Gates for Businesses and HOAs

A commercial gate works harder than a home gate: dozens or hundreds of cycles a day, delivery trucks, staff on shifts and visitors who do not know the site. When it stops, people cannot get in or out, or the site sits open. Our commercial work ranges from a single secure entry point for a small business to larger access control projects, plus the routine maintenance that keeps them running all year.

Commercial gates are also held to a stricter safety standard. Gate operators are listed by usage class under UL 325: Class I for homes, Class II for places the public uses such as apartment communities and stores, Class III for industrial sites not open to the public, and Class IV for guarded, restricted sites. The operator has to match the class of the site, and the gate has to be built so it cannot trap anyone as it moves.

What to Include in a Commercial Maintenance Agreement

  • Every gate, operator and access device covered, listed by location.
  • Visit frequency for each gate, based on how many times a day it cycles.
  • Safety checks on each visit: photo eyes, contact edges, reversing and the opener's force settings.
  • Hinges, rollers, wheels, tracks and gear racks cleaned, lubricated and adjusted.
  • Battery backups tested and replaced on a schedule, not after they fail.
  • A pre-winter visit before the freeze and a spring visit after the salt season.
  • A written note after each visit: what was done and what is wearing.
  • Who to call, and how urgent repairs between visits are handled.

Commercial Questions

Do you offer multi-property maintenance contracts?

Yes, we can set up a maintenance schedule that covers several properties. Konner goes over the sites, the gates and operators at each, how hard each gate works, and how often each needs a visit, then puts it in writing. Gates at busy entrances need more frequent visits than a yard gate that opens twice a day.

Can you integrate with existing access control?

Often, yes. Most gate operators accept a simple open signal from a card reader, keypad or building access system, so a new or repaired gate can usually be tied into what you already use. We check the operator, the controller and the wiring on site and tell you what will work before anything is changed.

What's your emergency response time for commercial sites?

We do not quote a fixed time, because it depends on the day and where the site is. A gate that leaves a site open or traps vehicles is treated as an emergency, and when you call we tell you honestly when we can be there. We take calls seven days a week during our working hours. A maintenance agreement means we already know your site and its equipment when something goes wrong.
